the project site, located in a north oakland in close proximity to transit, retail and commercial businesses, is an ideal location for higher-density infill housing. mike pitler architecture's design replaced the property's dilapidated single-family home while adding 3 new homes in the rear yard. the front and rear homes are separated by a shared parking court and most of the exterior space is allocated as private yard space for each home's use.
each home is modestly sized at 1,500 square feet and contains 3 bedrooms, 2.5 bathrooms and light-filled, open living spaces. large doors and windows seamlessly integrate each home's interior to their private yards so that they are extensions of the living spaces.
many sustainable features were featured including p.v. solar-electric systems, tankless water heaters, high efficiency furnaces with electronic air filtration, no/low v.o.c. interior finishes, permeable paving and landscaping, and natural building materials such as integral color plaster cement siding. |
